Our standard service is for overseeing a project all the way through but excluding the internals. We work hard to get the overall form and spatial arrangements just right. However, the internals will be up to you. There are two approaches to how this work can be undertaken:
1) The internal specification could be undertaken by an interior designer to design, draw and specify, for us to integrate into our tender package. Integration of interior designers work is at hourly rates.
2) If you do not intend to employ a designer to carry out the design and specification of the internal finishes and fittings, we would design the building shell but not the internal lining in the kitchens and bathrooms. This is because the internal linings in both of these spaces are dependent on the chosen finishes. Practically, this would allow the internal finishes to be chosen at a later date. The completion of our Stage 5 work would end at the completion of the building shell and before the internal fit out.
This is our most popular service. We see the project through from start to finish and specify all rooms at 1:20 in elevation as well as plan. We feel this is necessary for all but the most basic of rooms. Kitchen design is not included and will be done by a specialist. We give suggestions on light fittings, ironmongery, sanitaryware and floor finishes but it is the clients responsibility to make the final selection and gather all the information required for these items.
This service is for the buildings where the detail is vital or for clients who find it difficult to visualise space but really want to engage in the design process. We provide full immersive 3D Virtual Reality perspectives of your design. These can be viewed in the Oculus Quest 2 at the office or online looking at a computer screen at home. We also go into a greater level of detail for the internal design.

Principal Designer Duties
Clarify design as described in contract drawings
Provide the contractor with information required for construction of contract drawings
Review design work produced by contractor’s specialist subcontractors
Visit the site to see that the work is proceeding generally in accordance with the Building Contract. The number of site visits is dependant on the service level chosen.
Provide a set of the latest issued Drawings in electronic format at point of Practical Completion
Prepare the Building Contract and arrange for it to be signed
Issue of Architects Instructions for approved contract variations
Certify payments for work carried out or completed.
